This indenture of lease entered into on the day and year hereinafter stated by and between:

BRIDGE PROPERTIES Landlord,

And CHRISTOPHER BLACK, TENANT

WITNESSETH:

It is mutually agreed by and between said parties as follows, to wit:

1) Landlord hereby leases and rents and Tenant does hereby lease and hire from Landlord the following property: 544 North 9th Street Unit A and Unit B City of Oxford, Lafayette County, Mississippi, owned by the landlord term of ______________________to commerce on __________20___ and to end at 12:00 noon on __________20___, and to be occupied strictly as a private dwelling by said Tenant only. IN THE EVENT THAT THIS AGREEMENT INVOLVES MULTIPLE TENANTS OCCUPYING THE LEASED PREMISES, ALL TENANTS MUST BE APPROVED BY THE LANDLORD AND THE INFORMATION REFLECTED ON THIS OR A NEW AGREEMENT AND ALL NEW TENANTS MUST EXECUTE THE LEASE AGREEMENT.

2) Tenant hereby covenants, promises, and agrees to pay unto the landlord the sum of _________________ dollars ($________) as rent in (_____) equal monthly installments of ($________) each in advance of the first day of each and every month during said term. Tenant shall pay the said rent at the time and in the manner provided without demand therefore. A penalty of $25.00 for each tenant will be assessed on any monthly installment not paid in full by 1:00 PM of the 3rd day of the month. An additional penalty of $25.00 for each tenant will be assessed for installments not paid in full by 4:00 PM the 5th day of the month and an additional penalty equal to one (1%) percent of said monthly payment installment will be assessed each day thereafter for up to a maximum penalty of twenty-five 25% percent of the said monthly installment.
