Q1.

Market Stakeholders – Disney Corporation as well as the workers for the Disney Corporation

Non Market Stakeholders – The Government, the surrounding resort business community, and general tourists.

Q2.

Disney Corporation – is against SunCal’s decision to build residential housing in the restricted “resort

district zone” because the Disney Corporation saw the surrounding land for possible future expansion.

As well as the Disney Corporation wanted resort related business to open up around the resort and fear

one developer developing a residential property will spark a trend for future residential development.

This in turn will take away from the Disney resort being excluded in its own territory.

Workers for Disney Corporation – Are in favour of SunCal’s decision to build affordable condominium

housing close to the park. This is because many of the workers are of lower income and can’t afford to

live in Anaheim. Houses are too expenses and apartment rent is way too high. Many of the workers

have to commute over an hour to get to work. Affordable condominium residential housing close to the

park would benefit the workers very much.

The Government – The Government is stuck in the middle. As the Disney resort provides over 50% of

Anaheim’s tax revenue with just having 5% of the city’s land, the government wants to protect or

possibly grow the resort area. However, the government also protects the citizens of the city and want

to provide affordable housing for those that are low income.

General Tourist – If tourist see in the news that Disney treats it’s employees in the wrong way by not

looking out for them, the public may stay away from visiting the park. This is depicting Disney

negatively in the eyes of the tourist. By the same token if the tourist are getting away from their regular

lives and want to go visit the Disney resort, and all they see is housing close by and no hotels,

restaurants, or additional...
