I write in reference to the letter received from Christopher on dated 3 June 2014.

 

1, 3, 4, 11, 12, 13, 23 - The property was professionally cleaned before you moved in. Cleaners attended again on 3rd June 2014 to rectify all cleaning issues including steam cleaning of the carpets and mattress.

2 – The property is let as-is. It was not a pre-tenancy requirement to have new flooring. Our contractors have checked the flooring and advised that it does not need replacing.

* The advertised pictures of the room is not the same as the actual room. And, our purpose of renting this room is we want to live in the room which is as same as the advertised one. So, if the wooden floors are crack, scratch, and bend like the attached files, we would not signed the contract.

5 – The landlord has agreed for us to replace the bedding. So we can either give you a budget and you can buy your own or we can replace for you. Please let me know what you would prefer.

6 – Our contractors have confirmed this is fine.

 

7 – We have had this checked by our contractor and is now in working order.

 

8 – The leak in the sink has been isolated and we are arranging repair. The part should arrive within the next couple days which will be fitted immediately.

 

9 – Our contractor has said this is fine.

14. The property is let as-is and this is not new furniture and in a usable condition.

20. The vacuum cleaner is not new. You can buy a new filter and we will reimburse you for it.

 

21. We would recommend leaving this in the property.
