CHLOE CHEN: SELECTED CAREER HIGHLIGHTS

Advanced financial modeling skills contribute to winning clients. The client owns a $70 million office building in Rockville, Maryland that has a senior loan that would mature in 2 year and a mezzanine loan that can be prepaid anytime. The client aimed to sell the property when senior loan matured. In order to sell this property at a higher price, my team proposed to borrow a second mezzanine loan for capital improvement. And the loan would be draw according to actual capital expenses. I built up a financial model that shows monthly cash flow after the payments of the 3 loans and in which client can easily adjust the loan structure to see its influence on price. Also, the financial model allows client choose different motivators, build up scenarios for price. The clearness and usefulness of the model in explaining the value of the property to the clients contribute to winning this client for our team. Capability and Independence of underwriting greatly supported the team and saved team members lots of time. I supported a 7-person team when I was with Marcus & Millichap. My assignments include market research, review of operating statements, budget and tenant rent roll, Argus, valuation, preparing investment memos and marketing materials. I completed those assignments under minimum supervision and communicated the result with director in time. My independence and ability of those tasks saved the whole team lots of time to reach out to investors and clients.

Strong problem solving skill helped to increase property occupancy. The project was a 91-unit senior housing property in Williamsburg, Virginia with only 65% occupancy. When I reviewed the tenant rent roll, I discovered that most of the 1-bedroom and studio units were rented out while the occupancy of 2-bedroom units was only about 30%.
