Here are a few reason I feel renting an apartment is a better option than buying a house they include the following: maintenance, stress-free living, easy to relocate if necessary, assets are not combined in a single venture, apartments often are positioned near transportation, employment, retail, and entertainment, there is not a definite tax advantage. True the IRS allows the deduction of mortgage interest, but for some homeowners, they might not be able to take away more than the typical deduction.
These residents will not have to pay for maintenance, taxes, and insurance is often included in your monthly rental payment. Short-term home-ownership can be luxurious. So if they may be moving in the near future, renting may be a better option. Although buying a house does force renters to save, traditionally the returns from investing in the stock market are much better than investing in real estate.
Apartment renting does have some perks, as a long time renter, I have to admit that I have enjoyed not having to deal with any of the maintenance issues. I have become very spoiled. When and if the sink and toilets get clogged – they fix it. If there are a broken locks and windows – they fix them. When the grass needs mowing and/or watering – it’s their problem not the renters. It is also management’s responsibility to maintain the furnace filter every 3 months! I know that all this is included into the monthly rent payment, but it is still a nice feature. I prefer the rental properties that have the utilities also included in the rent payment. This way you will know exactly what your bills total month to month. The apartment I rent has the utilities included. However, homeowners do not have this convenience the bills of the home flip flop from on a monthly basis.
