• Lessor hereby leases to Lessee the premises as for a period of 12 months, unless specifically noted differently below, beginning on the 1st day of May, 2012, on the terms and conditions stated in the agreement. If the lessee moves prior to the expiration of the twelve months from the date of the execution of this lease, then Lessee agrees to and will forfeit and lose any security deposit made with Lessor and be charged the remaining portion of the leased balance.

• Lessee aggress to pay Lessor monthly rent in the sum of $750 in advance due and payable on or before the 1st day of each month at . Lessee agrees to pay a late charge of $100.00 for any rent that has not been paid by the 5th day of the month and an additional $5.00 per day for every day after the 5th day of each month. This lease shall be in default, and Lessor may terminate this lease after any rent payment is more than ten days late and/or if any payment by check is dishonored by the bank on which it is drawn. Lessor shall not be responsible if lessee allows a current tenant to holdover after the effective or beginning date of this lease.

• Upon any default in payment of rent or default by lessee of any other term and condition of this lease, Lessor may accelerate all rents due and all rents remaining on this lease and may also immediately enter and take exclusive possession and control of the leased premises.

• Lessee may not assign or sublet this lease without the written consent of Lessor.

• Lessee shall not commit or allow to be committed any waste or damage to the leased premises, and shall conduct no unlawful activity thereon. At the end of the lease period, Lessee shall surrender the premises in as good a condition as they were in at...
