Multiple issues with HVAC performance
There are multiple possibilities that would explain HVAC poor performance. Firstly, since the hotel has a 2-pipe system versus a 4-pipe one, it could be facing the issue of uncomfortable temperatures when seasons change. Since the system can provide either heating or cooling, the guests and employees might feel like it is either too hot or too cold.
Secondly, there are many maintenance issues that are related to the proper operation of the HVAC systems. For instance, the filters could be covered with dust and dirt, there could be build-up in the guestroom fan coil, appearance of condensation, decreased air quality, and maybe even odors are not being exhausted properly. Finally, due to improper maintenance, the HVAC system might not be working at its full potential and driving up the hotel’s energy costs.
Higher Engineering employee on the job accidents
A higher incidence of on the job accidents can have multiple causes but most often than not it has to do with the amount of training that has been offered to employees and how comfortable they feel using equipment or performing daily tasks around their workspace. This Marriott hotel seems to have a pretty high turnover so chances are that employees are not being trained properly or familiarized with safety procedures in the workplace.
Slip and falls, for example, are some of the most common on the job incidents. It is quite possible that proper signage isn’t used to indicate dangerous wet areas or that maybe the lighting in certain back of house corridors is not sufficient to prevent such accidents. Chances are the property is having issues with all of these new employees that are unfamiliarized with their surroundings being aware of proper protocol in case of a hazard also.
