Hotel Consultation

The Dreschler Hotel was found in the artistic colony of Tubac, Arizona and merely steps in the Santa Cruz River; a property which is in dire need of a makeover. Although, it currently states considering a bed and breakfast however, The Dreschler Hotel does not offer breakfast with the surrounding rate which is the industry given for any bed and breakfast. The idea is confusing the room configurations are convoluted and never easy to use. Also, the owners are potentially facing serious financial trouble. Without a new concept, a name, and a new beginning these owners could be facing the inevitable which is filing for bankruptcy.

Before we are able to build the brand new concept we would have to convert the Dreschler Hotel to its new name and continue using the upgrades. We should first evaluate what is wrong and what is it really wrong; then find a solution on how to repair the problem. Owners have given us with several tools to help with this particular assessment.

The first tool we are going to use for that comparison is the popularity report. This report compares the Dreschler Hotel with competing hotels and their own occupancy rate. With the six month comparison open, the Dreschler’s occupancy is above our competition within the months of July and December but totally away within the month of October. Nonetheless, the typical daily rate (ADR) in July and December are below those of your competition. This data would take into account the occupancy percentage being higher in that month. Furthermore, within the month of October the ADR is removed from the competition and again comprises the reduced quantity of guests during the period of time.

The final piece of information open to us about the Trend report is the RevPAR. This is revenue per accessible room and it is used when compared with competing hotels in the region. Due to the higher rates charged inside the month of October, the RevPAR...
