Project Scope

Project Objective:

To remodel, a single story family ranch home including the master bathroom, kitchen, half the basement and landscape, within a two month period at no cost to exceed $ 75,000.

Deliverables:

* Enlarge master bathroom from 12 X 12 to 12 X 18

* Replace shower stall and install spa tub

* Replace vanity, toilet, and light fixtures

* Upgrade plumbing and electrical

* Re-route the duct service

* Replace flooring with ceramic heated floor

* Paint walls and trim

* Cosmetically upgrade kitchen 15 X 16

* Remove and re-install new cabinetry

* Replace windows

* Replace counter-tops with granite and tile back splash

* Upgrade kitchen appliances

* Add a 220 line for stove with a new gas line attached

* Add water line for refrigerator

* Replace flooring with ceramic

* Paint walls and trim

* Basement

* Dig out exterior walls to install drain tiles and seal

* Tie into existing sub pump with drain tiles

* Upgrade electrical service from a 100 amp to 200 amp

* Install new breaker box

* Run new plumbing and water lines for master bathroom

* Run additional lines for master bathroom, kitchen and new recreation room

* Recreation Room

* Construct new walls for recreation room 24 X 30

* Install new lighting and electrical outlets

* Install carpet

* Landscaping

* Add additional top soil to raise flower beds

* Construct brick wall around beds

* Install plants, and ornamental trees, bushes, and flowers

* Apply mulch

* Till damaged lawn, add top soil and apply grass seed to match existing lawn

Milestones:

1. Permits approved and dumpster by May 15, 2012

2. Order all materials by May 16th

3. Contact utility services for marking utilities by May 16th

4. Begin waterproofing by May 18th...
