Breach of Contract

The critical analysis that will be disused is a rental lease agreement that the renter had breach of contract. This contract was between renters that we will call John and his family and the landlord names is Tim. Tim was approached June 19 of 2008 by John about renting an apartment that he had on his family’s farm. John told Tim that we were looking for a two bed room apartment and did he know of anyone that had apartment. Tim told John that he had an apartment that no one was in and they could come and look at the apartment. They came back to look at the apartment and they decide that they would take the apartment that night. They had a meeting the next night at Tim’s house to sign a contract that was for a 1 year lease.

With this 1 year lease John and his family could not have any animals at all in the apartment. Everything was going good for the first five to six months of their contract. Then in December of 2008 John asks Tim if they could get a dog for their son a dog for Christmas. Tim told John that we could get his son a dog for Christmas as long as they keep the dog outside and not take the dog inside at all. John told Tim that we would not let the dog inside. In the contract it was stated that if you breached the contract that Tim had every right to evict the person that breached the contract. So on December 25, 2008 John gave his son a dog for a Christmas present. This is when the breach of contract started.
